Do swimming pools add value to homes in the Louisville area?

As a Louisville Realtor, I get asked this question at least once a month. The answer varies depending on the price range of the home and the type of swimming pool.
First of all, some buyers are terrified of the thought of having a pool from a safety point of view. Families with small kids are always stressed that their toddlers may have "escaped" the house and gone to the pool unsupervised. Even if their children are conditioned to stay away from the pool, the stress level skyrockets when little kids come over for a party or a visit.
Financially, a pool can cost hundreds of dollars, or more, to maintain during the pool season. Keeping the water chemically balanced is an expensive and time consuming feat. Also, there are periodic high-cost maintenance and repair events.
Therefore, in some cases, a pool may detract from the value of homes in the Louisville area. The seller now has to wait for a buyer who loves both the house itself and the pool. The pool can actually diminish the marketability of the property as a whole.
In Louisville and the surrounding Oldham County, Shelby County, Spencer County and Bullitt County there are many subdivisions with community pools. Although it increases homeowner association dues, it is a great alternative for buyers who want a pool but don't want to maintain one.
Above ground pool versus in-ground pool:
An above ground pool is a good compromise. The new buyer can easily decide to remove the pool, thereby removing the safety hazard and the financial burden of maintaining it. In certain price ranges, the financial aspect of maintaining the pool is not an issue, but the subdivision bylaws may prohibit above ground pools.
